Just when we thought we had found the cheapest property listing in Sydney, a block of land has been listed on the Central Coast for just $89,000.
The vacant bush block at 4506 Wisemans Ferry Rd is located in the sleepy river town of Spencer on the Hawkesbury River.
Based on the pictures, building a house on the land seems questionable, but selling agent Rhys Coles from WFR Real Estate Agents said it was definitely possible.

“You would need to put in a development application with council, but there is a property a few blocks up that has done exactly that and have put a house on there,” he said.
“I sold a block at 4484 Wiseman’s Ferry Rd last year for $125,000 and they are starting to develop it now.”
With such an affordable block on offer, first home buyers could be looking at building a brand new house for under $250,000.
The 1,290sqm hillside parcel includes river views and is in walking distance to the Spencer Village Store. Electricity and phone services are available at the road.
Mr Coles said he believed the block to be the cheapest available on the Central Coast, and a search on realestate.com confirms this.
Only 40-50 minutes from the Central Coast and around 90 minutes to the Sydney CBD, the property could appeal to first home buyers who are unable to afford to get into the Sydney market.

It could also appeal to the weekender market.
“Boaties love Spencer because of the lifestyle on the Hawkesbury River,” Mr Coles said.
“The town also attracts people looking to get off the grid — songwriters and poets or environmentalists.”
Buyers who don’t mind the idea of a remote lifestyle in an idyllic bushland and riverside setting had better be quick.
“In my experience, these sort of affordable blocks get snapped up quickly,” Mr Coles said.
